In Glendale, Arizona, our foundation repair team, led by Foreman Alonso, worked with the design expertise of Ted, our Design Specialist, and the organizational support of Aly, our Customer Care Representative. The project involved comprehensive foundation repair services to stabilize and raise a residential foundation that had shown signs of settlement due to fluctuating soil moisture levels. By utilizing our patented foundation products, including hydraulic piers and helical piles, we addressed the underlying issues effectively and permanently.
Before the Repair:
The initial evaluation by Ted included a thorough inspection of the property’s foundation. Notable symptoms included:
Vertical cracks in the slab foundation
Uneven floors and misaligned door frames
Visible signs of foundation settlement affecting the home’s structural integrity
Upon inspection, it was determined that foundation settlement was caused by changes in moisture levels in the soil, which had weakened the ground beneath the foundation. With a manometer survey, we confirmed the areas of greatest displacement and developed a customized plan using push piers and helical piles. This ensured a cost-effective, scientifically backed solution specifically tailored for Arizona’s soil conditions.
Foundation Repair Process:
Once the repair plan was approved, Alonso and his team took the following steps:
Excavation: Small pits were dug around the foundation at specific points to allow for the installation of hydraulic push piers. Each pit measured 3 feet by 3 feet, providing adequate space for the brackets and piering equipment.
Foundation Preparation: The team trimmed the foundation footings, ensuring that they could securely receive the steel brackets that anchor the piers.
Pier Installation: Heavy-duty steel piers were driven deep into load-bearing strata, approximately 20 feet beneath the surface, bypassing the problem soils. This provided a stable and permanent support for the structure.
Foundation Raising: Using hydraulic rams, the house was slowly lifted to its original level. This process was carefully monitored to avoid undue stress on the structure, ensuring a safe and controlled lift.
Finishing Touches: Once the foundation was level and secure, the piers were cut to height, and the pits were backfilled. The jacking hardware was removed, and the landscaping was restored to its original condition, leaving no visible evidence of the work performed.
After the Repair:
With the foundation stabilized, the homeowners noticed an immediate improvement in the structure's integrity. Key benefits included:
Level floors and properly functioning doors and windows
A significant reduction in visible cracks and stress lines
Peace of mind knowing the foundation was supported by durable, long-lasting piers anchored to bedrock
Additionally, the homeowners received a detailed report from our team, outlining the work done and future maintenance tips to help prevent further settlement. They were also given a warranty on the foundation piers, ensuring long-term security for their investment.
