Moman Residence – Scottsdale, AZ Grouting
When we were called out to take a look at the Moman residence in Scottsdale, we found that existing subsurface soil conditions had facilitated foundation motion, leaving the structure of the existing residence unstable. Previous grouting projects and subsurface soil strata made driving grout tubes unfeasible in certain places on this specific property, which presented unique challenges. To add to the complexity of the project, water infiltration was suspected under the home after high moisture content were noticed during initial testing. Our goal, in this case, was to secure the structure of the home and cease future movement within the floors and foundations.
Challenge:
A prominent challenge that faced us at the Moman residence was that much of the required work was within the home which prevented the use of large equipment. On top of that, compaction grouting with high-slump materials had been attempted in the past and had shown unsatisfactory results. To complicate things further, underpinning would have proven inadequate because the rocky/grouted soils and chemical grouting proved too expensive for this customer’s budget.
Solution:
To work around our problem, we utilized a low-slump permeation grout. To do this, we predrilled for the project using a unique hydraulic drill with power sources outside of the home. This permitted the use of a compact drill that could drill through the rocky sub-soils and prepare the way for grout tubes. A grout wall was set up on the west end of the structure, where it was strongly suspected that subsurface water was emerging from, causing the high water content readings we’d seen. The procedure took 80 days and throughout the grouting operations, larger takes of grout were encountered at one corner of the home, demanding additional grout locations in areas that were not expected. Once the project was fully completed, it was deemed that the structure had been stabilized and no additional movement has been reported since!
Peoria Sports Complex – Peoria, AZ Grouting
During Arizona Foundation Solutions’ renovation of the Peoria Sports Complex in Peoria, 388 lineal feet of waterline located in 3 separate areas of the complex were vacated and discontinued from use. Because of this, the city of Peoria required the abandoned line to be filled with grout to prevent future complications involving the discontinued waterline.
Challenge:
The most significant complication we faced while working on the sports complex was figuring out a way to supply a pumpable grout that would flow the distance of the pipe and guarantee that there were no air voids left in the abandoned pipe.
Solution:
Arizona Foundation Solutions was able to mix up a low-density cellular grout and engineered a mix of the material that met the guidelines of the project, right there on-site. By providing an air bleed-off hole at one end of the pipe we were able to keep track of the flow of the grout and assure that there were no voids missed while pumping the grouting material into the abandoned waterline. Both the general contractor and the special inspector were impressed with our team and our proprietary mix design that they had not seen employed before. The project was completed in one day.
