Bob,
I am writing to thank you for the excellent work that Arizona Foundation Solutions performed this year on the foundation repair and stabilization of the Yavapai County Courthouse granite stairs. The building will be 100 years old next year, and the clock has been turned back by your crews. To be able to lift these solid granite stairs back into their original position and stabilize them is an impressive feat. Your foundation experts did an outstanding job. –Bill Otwell, Project Architect
Last year, Arizona Foundation Solutions helped restore the Historic Prescott Courthouse. Built in 1916, it is one of the few buildings on the Historic National Register. This restoration required innovative engineering and coordination between the Architect, Engineer, and Arizona Foundation Solutions.
The mission was to raise all four of the giant stairs, landings, and attached stone walls at each entrance. They had sunk several inches, creating foundation cracks that put the granite stone steps and granite walls at risk of being damaged, as well as creating trip hazards. As it turns out, all four of these staircases and landings were built on top of the debris from the Famous Whiskey Row Fire of-------. This created a difficult environment to encapsulate and pressurize the soils to raise the structure back to its functioning elevation.
This remodel was required to be done 100% at night due to the fact that the courthouse still functions as the county’s main courtroom complex. This complicated the already innovative work, as any engineering adjustments would be required to be done by field personnel or wait until morning when no work could be done simultaneously. We were told that if we disturbed the courtrooms, we could be held in contempt of court….. I don’t think they were kidding.
Much of the work involved foundation inspection and was conducted under the steps with low working heights, limited access, and tight working conditions. We chose 288 push piles over helical piles because of their versatility and ability to be installed in very tight access areas, including very low working areas using Foundation Supportworks' low-profile driving and lifting stands.
The west steps presented a monumental challenge as the weight of the structure included later additions of restrooms that could not have been accurately estimated from the information ahead of time. We lifted with the hydraulic cylinders simultaneously and grouted. The crews pumped grout for about two weeks every night with the pressures remaining steady but the structure lifting only marginally. We concluded that the grout was finding new voids in the debris as we continued to apply pressure. Gradually, through a series of nightly lifts, allowing the grout from the previous night to harden, the structure was raised using a thixotropic admixture to facilitate the blocking of voids.
The project was completed on time and under budget, with none of the granite steps or giant blocks being damaged during the process. If anyone ever asks about foundation repair near me, I’ll be sure to recommend your team.

In the picturesque city of Sedona, AZ, a homeowner faced the daunting challenge of foundation instability in their double-story residence. The property, nestled against the scenic red rock formations, had begun to show signs of structural distress, with noticeable vertical cracks in the foundation and uneven floors becoming evident. Aware of the potential dangers posed by foundation settlement, the homeowner sought out professional assistance, searching for reliable "foundation repair near me." The search led them to a team of residential foundation contractors specializing in advanced slab foundation repair methods.
Challenge: The primary issue was significant foundation settlement around the perimeter of the home and in the crawl space beneath it. Over time, fluctuations in moisture levels in the bearing soil had caused the foundation to shift, compromising the structural integrity of the building. The homeowner was concerned that if left unchecked, the damage could worsen, making the foundation repairs even more complex and costly. The initial foundation inspection confirmed the need for immediate intervention, as the settlement had progressed beyond acceptable foundation settlement limits.
Solution: To address the situation, the foundation experts conducted a thorough home foundation inspection near me using a manometer survey, which revealed uneven settlement across different sections of the house. Based on these findings, the team devised a comprehensive repair plan tailored to the specific conditions of the Sedona property.
The chosen solution involved the installation of push piers, a highly effective method for stabilizing foundations in challenging soil conditions. The process began with the excavation of pits around the perimeter of the house and in the crawl space. These pits were strategically placed to allow for the installation of the piers. Heavy-duty steel brackets were then attached to the foundation's footing, ensuring a secure connection.
The push piers were driven deep into the ground using hydraulic rams capable of exerting up to 70,000 lbs. of force, bypassing the unstable upper layers of soil and reaching stable bedrock or load-bearing strata. Once the piers were locked into place, the weight of the house was transferred to these newly installed supports, effectively halting further settlement.
The team then hydraulically raised the structure, adjusting it back to its original position, thereby correcting the uneven floors and closing the vertical cracks in the foundation. Following the adjustments, the pits were backfilled, and the landscape around the home was carefully restored to its original condition.
Outcome: The completion of this construction repairs project resulted in the successful stabilization of the double-story home’s foundation. The once-worrisome foundation settlement was permanently addressed, with the push piers providing long-term support that would prevent future movement. The homeowner was relieved to see the cracks disappear and the floors return to level, with the knowledge that their home was now secure and stable.
This project not only restored the structural integrity of the home but also added value by eliminating the need for further home improvement renovations related to foundation issues. The Sedona property is now a testament to the effectiveness of professional foundation repair techniques, showcasing the importance of timely intervention and the expertise of skilled residential foundation contractors. For homeowners facing similar issues, this case serves as a prime example of how to repair a foundation the right way, ensuring peace of mind and preserving the longevity of the property.
In the scenic town of Dewey, Arizona, a homeowner faced a pressing challenge with their residential foundation. Over the years, shifting soils beneath the house caused foundation settlement that had manifested as vertical cracks in the foundation and uneven floors. Foundation settlement is a common issue in areas like Dewey, where fluctuations in soil moisture can lead to significant damage to slab foundations. Recognizing the need for a permanent solution to prevent further deterioration, the homeowner sought help from foundation experts specializing in home improvement renovations and construction repairs. The objective was not only to stabilize the structure but also to ensure the home's longevity and value.
Challenge:
The primary challenge was to address acceptable foundation settlement through slab foundation repair methods that would halt further movement and restore the home’s structural integrity. A foundation inspection confirmed that soil shifts had severely impacted the slab foundation. Engineers identified several critical areas where push piers would be required to reach load-bearing strata deep beneath the soil, bypassing the unstable layers. The project also required a home foundation inspection near me to accurately locate problem areas and design a precise repair strategy. The inspection process revealed that a combination of helical piers and push piers would provide the best solution.
Solution:
Arizona Foundation Solutions, a well-regarded residential foundation contractor in the area, devised a plan that included one helical pier, eight push piers, and nine lift points. These piers would stabilize the foundation by redistributing the load away from the weakened soils. The project commenced with a thorough foundation inspection to map out the exact placement of the piers, followed by a locate and mob Bluestake to identify underground utilities and ensure safe installation.
Excavation and Pier Placement: The team excavated small pits at each of the planned pier locations around the home. Each pit, approximately 3 feet by 3 feet, provided access to the slab's footing for the installation of heavy-duty steel brackets. These brackets would secure the piers to the foundation, ensuring a durable connection point.
Helical Pier Installation: A single helical pier was installed in a section of the home with less structural load. Using hydraulic torque motors, the pier’s screw-like shaft was driven into the soil until it reached load-bearing strata. The helical pier provided stability to the lighter portion of the structure, supplementing the main support system.
Push Pier Installation: Eight push piers were hydraulically driven down to depths of approximately 20 feet, ensuring each pier bypassed unstable soil layers and reached competent rock or stable strata. These push piers were placed at strategic points to evenly distribute the weight of the home’s foundation. Once in place, the team used hydraulic rams to deliver up to 70,000 pounds of force, locking the piers securely into the bedrock.
Foundation Lifting: Following the pier installation, nine synchronized lifting points were set up to raise the house back to its original level. This foundation lift procedure helped close vertical cracks in the foundation and realign the structure. By gradually and uniformly raising the foundation, the team ensured minimal disturbance to the home while restoring its stability.
Finishing Touches: After the lifting process, the piers were cut to the correct height, and the exposed sections of the pits were backfilled. Finally, the site was restored, leaving no visible traces of the extensive foundation repair work. The property was returned to its original state, and the landscape was carefully reconstructed.
Outcome:
The foundation stabilization project was a success. With the newly installed push piers and helical pier, the home is now secured against future foundation settlement.
