Challenge
The home with multiple levels had slab cracks and broken tiles on the main floor. The client hired a geotechnical engineer, who reported that the home was suffering from slab settlement at the perimeter of the main floor, and recommended compaction grouting around the perimeter of that room.
If the structural engineer’s diagnosis was correct, this would be about a 30K grouting job due to higher floor level readings in the main room. But there was no baseboard separation, or other factors to indicate slab settlement. Arizona Foundation Solutions is not only an expert on foundations but also in radon testing!
Solution
AZFS conducted our own inspection of the home, and came to the conclusion that the home was suffering from floor slab heave in the center, NOT slab settlement around the perimeter. The geotechnical engineer re-inspected the property after AZFS’ evaluation, and agreed with the new evaluation, and updated his original report accordingly.
We were able to offer the client a $5k remedy to his heave problem with a Moisture Level Control System. If the client would have acted on the structural engineer’s diagnosis, he would have spent about $30k with no effective solution to their foundation heave.
